Email info@ajrittner.com with your name, phone number, the areas you buy in, and whether you use cash or hard money. You will get my marketing emails with photos and a video walk-through of each property.
You can make a soft offer from the photos and video in the email. To make an offer, email info@ajrittner.com.
Every buyer is invited to view the property at one scheduled time. I will email you the date and time, so plan to be there. You are welcome to bring a contractor for a brief walk-through. Formal inspections are not permitted.
All of my deals are off-market at wholesale pricing, so be ready to estimate repairs during a short walk-through.
If I accept your offer, you will get an email with the contracts and the wire details for your non-refundable earnest money deposit.
The signed contract and the earnest money deposit are both due within 24 hours. Until I have both, the property keeps being marketed and I can accept another offer.
The deposit is non-refundable unless the deal doesn't close because I can't provide marketable title or something on the seller's side prevents it. It is applied to your purchase price.
Most of my deals close by assignment. I hold an assignable purchase agreement with the seller and assign it to you for a fee, and your purchase price includes that fee. Once you sign the assignment, you receive the original purchase agreement. The title company will reach out with your closing instructions.
Deposits and Funding
$2,500 non-refundable earnest money deposit
$5,000 non-refundable earnest money deposit, because of the added risk and uncertainty that the deal will close
All deposits are applied to the purchase price.
The Quick Rules

- Cash preferred, hard money accepted, no traditional mortgage.
- You do your own ARV and rehab numbers.
