Selling a House in St. Clair Shores
Most St. Clair Shores homeowners have more than one way to sell, and the right one depends on the condition of the house and how much control you want over timing. A traditional listing usually brings the highest price. Selling as-is trades some of that price for speed and certainty. A private, off-market sale sits in between. Before any of them closes, there are a couple of city items worth clearing early — the most commonly missed one is unbilled code enforcement work.
Here is how each path actually works, and how to tell which one fits.
Your three realistic options
List it traditionally
Highest likely price. In St. Clair Shores that usually means preparing the house and pricing to the neighborhood rather than to the city as a whole — the market between 8 Mile and 9 Mile behaves differently from the Nautical Mile corridor or the canal streets.
Sell it as-is
You skip the repairs and most of the prep. You will not get list-price money, and anyone who tells you otherwise is selling you something. What you get instead is a closing you can plan around.
Sell privately, off-market
Fewer showings, no sign in the yard, and a smaller buyer pool. Worth considering when privacy or timing matters more than squeezing out the last few percent.
Options first. The recommendation comes after we know your situation — not before.
What St. Clair Shores checks before a sale closes
Unbilled code enforcement work
The city says plainly to call Code Enforcement at (586) 447-3336 and ask whether any services have been performed on your property that have not been billed yet. These surface at closing as a lien or a payoff nobody planned for. It is a five-minute call and it is the single most common avoidable delay.
Sidewalk Notice to Repair
The 2026 sidewalk program is working District 2 — everything between 8 Mile and 9 Mile from Greater Mack to the water. Notice to Repair letters for that district are dated June 17, 2026, and a grant is covering removal and replacement this year. If your street is in that district, know where you stand before you list. Questions go to Julie at (586) 447-3339.
Inspections and permits
Requirements change, so confirm what applies to your address with Community Development & Inspections at (586) 447-3340 rather than relying on what a neighbor did two years ago. City Hall is at 27600 Jefferson Ave.
What the house sells for depends on where it sits
St. Clair Shores is not one market. Canal and waterfront properties price on the water access. The Lakeview and South Lake school attendance areas draw different buyers. Post-war bungalows north of 11 Mile and the larger ranches near Greater Mack move on different timelines. A price built from citywide averages is usually wrong in both directions.
Why work with me on a St. Clair Shores sale
Two things shape how I look at a house here. I have been a licensed Michigan real estate agent since 2018, and I am also an active real estate investor — so I have stood on both sides of the same decision: what a buyer will actually pay for a house in this condition, and what it really costs to fix.
St. Clair Shores and Grosse Pointe Woods are my primary markets, not territory I cover occasionally. That matters for the parts of a sale that are genuinely local — how a canal street prices against an inland one, which repairs a buyer here notices and which ones they never will, and the city items that quietly hold up a closing.
What you get is not a pitch. It is a clear read on your realistic options — traditional listing, selective repairs, selling as-is, or a private sale — and then a recommendation for the one that actually fits your goals. More about how I work.
Situations that come up here often
- Downsizing out of a family home
- An inherited house that has not been updated
- An estate sale with several decision-makers
- Deciding whether repairs are worth making before listing
- Selling a canal or waterfront property and pricing the water access
- Testing the market quietly before committing to a listing
Common questions
Do I have to make repairs before selling in St. Clair Shores?
No. You can sell as-is. The trade is price for certainty, and whether that trade is worth it depends on what the repairs are and what you would net either way.
How long does it take to sell here?
It depends on price band and condition more than on the calendar. Ask for current days-on-market for your specific street and price range rather than a citywide number.
What does the city check before my sale closes?
Start with Code Enforcement at (586) 447-3336 to check for services performed on your property that have not been billed yet — those turn up at closing as an unplanned payoff. Confirm inspection and permit requirements with Community Development at (586) 447-3340.
Can I sell privately instead of listing on the MLS?
Yes. A private, off-market sale trades a smaller buyer pool for discretion and control over timing. Whether it nets you more depends on the house and on who is looking right now. More on selling options.
